Phil Spencer: Convert garage into living space
Converting a garage into living space has been recommended by one of the country's most prominent property experts.
According to Phil Spencer, who co-presents Channel 4's Location Location Location programme, this can be one of the best ways to improve the value of a home before selling it on.
He explained that this is because fewer people now have cars, which means that a garage can go unused.
"The fact is: 90 per cent of British garages don't contain a car. They are a wasted asset," he said.
"To calculate value added, multiply square footage gained by local price per square foot."
He also advised city homeowners to pave over a front garden to create a parking space, as this can potentially add a lot of value.
This kind of home improvement could add £50,000 to the price of a property for £10,000 to £20,000 of outlay, he added.
In April, Spencer told the Mirror that homeowners looking to sell up should invest in good lighting to make rooms more presentable.
